HOW MORTGAGE ADVICE WORKS · UK-WIDE
A clear, guided path through your mortgage.
Every mortgage journey is different, but you shouldn’t have to work out the process alone. We’ll understand your circumstances, research suitable options, help prepare your application and keep you informed as it progresses.

The Journey
Five stages, one point of contact.
Every mortgage journey is different, but you shouldn’t have to work out the process alone. We’ll understand your circumstances, research suitable options, help prepare your application and keep you informed as it progresses.
Stage 1
First conversation
We start with an initial conversation to understand what you’re hoping to achieve, answer your first questions and explain how we can help.
Stage 2
Understanding your circumstances
We take the time to understand your income, commitments, credit history, deposit and plans so we can build a clear picture of your circumstances.
Stage 3
Research and recommendation
We research suitable mortgage options across the market, explain our recommendation clearly and talk you through the reasons behind it.
Stage 4
Mortgage application
We help gather the required information and documents, prepare the application and submit it to the lender on your behalf.
Stage 5
Progress and ongoing support
We keep you informed as the application progresses, help you understand any lender requests and remain a consistent point of contact throughout the mortgage process.
Who Does What
Several parties, one clear role each.
A mortgage involves more than one party. Knowing who is responsible for what helps you understand the process and who to expect to hear from.
PK Mortgage Solutions
We advise on suitable mortgage options, research the market, explain our recommendation and help prepare and submit your application. We keep you informed and help coordinate communication where appropriate.
The Lender
The lender assesses your application, carries out underwriting and usually arranges a valuation of the property before deciding whether to make a mortgage offer.
Solicitor or Conveyancer
Your solicitor or conveyancer handles the legal work involved in the purchase or remortgage, including searches, contracts, transfer of funds and completion.
Estate Agents and Surveyors
Estate agents help coordinate the property sale, while an independent surveyor can assess the condition of the property if you choose to arrange a survey.
Throughout Your Journey
Support beyond the application.
Our role doesn’t end when the application is submitted. We stay involved, explain what’s happening and help you navigate the next steps.
Documents and paperwork
We explain what’s needed, check the information with you and help prepare the application before submission.
Timelines and next steps
We explain what stage you’re at, what normally happens next and any actions needed from you.
Communication with other parties
Where appropriate, we help keep communication moving between you, the lender and other parties involved in the mortgage process.
Reviewing the position if things change
If your circumstances or the available mortgage options change before completion, we can review the position and explain what that may mean for you.
Questions along the way
You can come back to us with questions throughout the process, and we’ll explain what’s happening in plain English.
Progress updates
We keep you updated when there is meaningful progress and let you know if anything needs your attention.
Steady guidance, from first call to completion.
You’ll have a consistent point of contact throughout, so you know who to speak to, what stage your mortgage is at and what happens next.
